Commercial electrician for Milford businesses and buildings

From the shops and cafes in the centre of Milford to the apartment buildings near the beach, commercial electrical work here has to fit around customers, residents and trading hours. Our electricians do this kind of work, and take call-outs 24 hours a day when something fails out of hours.

A village centre and a lot of shared buildings

Milford's commercial heart is small and busy. The Milford Residents Association describes the suburb as traditionally noted for its village scale, and the town centre mixes the Milford Centre mall, built on land that had been residential and tourist accommodation, with the shops, cafes and offices along Kitchener Road and the streets around it. Around that centre sit apartment buildings, among them the Circle, built on what was the Goldie family's property, and every one of them has a shared supply as well as the wiring in each apartment.

For an electrician that means two kinds of commercial work. Shops, cafes and offices need fit-outs, lighting and repairs done without closing the doors for longer than necessary. Apartment buildings need someone who understands where an owner's installation ends and the building's shared supply begins, and who will deal with the building manager or body corporate as well as the person who rang.

Commercial electrical work in Milford

Shop and cafe fit-outs

New circuits for counters, kitchens and displays, lighting and power planned around the landlord's base building, and the certification the landlord will ask for.

Lighting for shops and offices

LED fittings that show stock and food in a good light and cost less to run. Our LED lighting page covers the fittings we use.

Apartment common areas

Stairwell, corridor, carpark and entrance lighting, shared switchboards and the cables that feed each unit.

Switchboards and sub-boards

Extra capacity for a growing business, and RCD protection for older tenancies, through a planned switchboard upgrade.

Faults and after-hours call-outs

A tripping circuit in a kitchen at the start of dinner service is an emergency, and our electricians take call-outs 24 hours a day, 7 days a week.

Power and data together

We do fibre optic and data cabling as well as power, so a new office or reception desk can be wired for both.

Who owns what on a shared site

Before any work on a shared supply starts, it pays to be clear who owns it. Vector's guide to line ownership explains that it generally owns the network up to the point of supply, usually an isolating fuse on the boundary or on the nearest pole, and that the property owner owns the service line from there to the meter. The meters themselves are the responsibility of the electricity retailer. On a single shop that is straightforward; on an apartment site or a block of shops, the service lines, the main switchboard and the cables to each unit may belong to the building's owner or body corporate rather than to any one occupant.

So when we are called to a shared building, the first questions are who owns the part that has failed and who can authorise the repair. If you manage a building, it saves time to have the switchboard locations, any as-built drawings and the body corporate or owner's contact details ready.

Working in an occupied building

  1. Access and authority

Who can approve the work, where the boards and meter rooms are, and how we get keys or access cards.

  2. Shutdowns planned with you

Any power cut to tenants or residents is agreed in advance and kept as short as the work allows.

  3. Work, test and tidy

The job is done, every circuit touched is tested, and shared areas are left as we found them.

  4. Paperwork to the right person

Certificates go to the owner, the body corporate or the tenant who needs them, and we arrange a licensed electrical inspector for any work that must be inspected.

Commercial electrical questions

Can you work outside our trading hours?

Our electricians take call-outs 24 hours a day, 7 days a week, and planned work in a shop or cafe can be arranged around when you are open. Tell us your trading hours when you book.

Do you work for body corporates and property managers?

Yes. We do commercial work as well as residential, and in a shared building we can deal directly with the manager or body corporate, report back on what we found, and send the certificates to them.

Who is responsible for the power supply to my shop?

Up to the point of supply it is Vector's network. From there to the meter it is usually the property owner's service line, and the meter is the responsibility of your retailer. Inside the tenancy it depends on your lease, so check it before you commission work on the building's supply.

Can you arrange an electrical inspection?

Yes. Work such as changes to the mains or a higher capacity switchboard is high-risk work that must be inspected, and we arrange the licensed electrical inspector. We are electricians, not inspectors, so the inspection is done independently.

Can you wire data as well as power for a new office?

Yes. We do fibre optic and data cabling alongside power and lighting, which keeps one trade responsible for the cabling in the walls and ceiling. If anything fails on a weekday evening, our 24/7 emergency electricians are a phone call away.
